Strike Rate Calculator
The note rate at which a rate-and-term refinance would achieve a target monthly savings — helping you identify which clients are within striking distance of a meaningful refi.
Assumptions
• Rate-and-term refinance only (no cash-out)
• Payment refers to principal & interest only — excluding escrows, taxes, insurance, and/or HOA dues
• Fully amortized repayment schedule
• Because the refinance resets amortization, the Strike Rate can be higher than the current rate and still produce a lower payment when the payoff balance has declined
